We are a growing, driven and forward thinking company which specialises in Sales, Rental and Management of Commercial and Residential Properties. We current require an enthusiastic Sales and Lettings Consultants (ideally with estate agency experiences) to join our South Manchester branch for the Summer on a 3 month contract possibly longer.
You must be able to multi-task, work on your own initiative, have excellent timekeeping and a valid driver's license.
The post is full time working 5 days across Monday to Saturday, 9.20am to 6pm Monday to Friday and or 10am to 4pm on Saturdays. The role is to start ASAP.
The post offers a salary from £20,000 to £23,000 (dependent on NMW/NLW) plus an attractive commission structure.
Job summary:
Meeting and accompanying prospective tenants/buyers on viewings of properties for both Sale and Lettings. Liaising with landlords/sellers, communicating offers from potential tenants/buyers and keeping them informed of feedback from viewings.
Representing the client in negotiation with prospective buyers;
Ensuring that a price is agreed that is acceptable to both buyer and seller;
Monitoring sales as they proceed and liaising with all interested parties including mortgage brokers, solicitors, surveyors and other estate agents;
Supporting the sales process and ensure the sale progresses within timescales. Keeping all parties informed of progress.
Inputting all tenant and guarantor data onto credit referencing systems in preparation for the referencing process. Responsible for drawing up tenancy agreements for the tenants, inputting all relevant contractual information. Completing the contractual process with tenants
Process rent payments via telephone request and in person. Conduct property inspections as and when required
In the absence of the Property Manager, resolving any issues that arise with properties and instructing repairs and ensure properties meet legal and health and safety requirements, i.e. gas safety certificates.
Conduct detailed and photographic inventories prior to tenants moving in and at the end of the tenancy.
Answering verbal and written queries from potential clients (and any associated company)
To provide administration and customer service support to other employees of the company. Participant in weekly team meeting and ensure all relevant information has been communicated
Assist in maintaining excellent relationships with Landlords, Tenants and Buyers to ensure referrals and repeat business
